What's a typical UK rate by LTV?
It varies with the wider mortgage market — rate spreads have widened post-2022. As a rough guide, 60% LTV deals undercut 95% LTV deals by 1-2 percentage points.
How does LTV change after I buy?
It improves as you pay down the loan and (usually) the property's value rises. After 5 years of payments and HPI growth, an 85% LTV mortgage often falls into the 60% bracket on remortgage — meaningful saving.
