LTT Calculator (Wales)
The Welsh equivalent of stamp duty, administered by the Welsh Revenue Authority. There is no first-time buyer relief in Wales, but the threshold is higher.

Welsh LTT bands (residential 2026/27):

Higher-rate residential (additional properties) starts at 5% on the lowest band rather than 0%.

Worked examples
£300,000 Welsh main residence: LTT £4,500 (6% on the £75k above £225k).
£300,000 second home: LTT around £19,500 (higher-rate residential bands).

Frequently asked questions
Is there first-time buyer relief in Wales?
No. Wales replaced FTB relief with a higher zero-rate threshold (£225k). Most first-time buyers pay no LTT regardless.
Why is the Welsh threshold higher?
It's a deliberate policy choice by the Welsh Government. The £225,000 threshold means most modest property purchases in Wales are tax-free.
